Opportunity: The area around 221 Main Street in downtown San Francisco is developing rapidly and technology companies are flocking to the Spear Street corridor. Beacon Capital Partners wanted to renovate 221 Main, built in 1974, and create the building as an anchor for the growing area.

The solution: ESI Design created a 126-foot-long, 25-foot-wide digital display that stretches from the exterior facade to the interior lobby. This integrated element renews the building with a modern design and complements its angular shape. The art installation combines three different LED resolutions in one display. Diffuse etched glass mounted on top of the LEDs spreads light over the entire surface to create a seamless image.

ESI created an original media program that reflects the building’s environment and cements 221 Main’s place in the neighborhood, the city and the state. Media is designed to be experienced from multiple perspectives, from the street to the lobby. The entire screen is a medium of material, an illuminated surface, and adds a new dynamic to the building.
The result: An address that once lacked distinctive character is now clearly visible, speaking of the neighborhood’s hopeful future. Between 2011 and 2014, when Beacon owned the building, it leased nearly 130,000 square feet at high rental rates. Current owner Columbia Property Trust increased occupancy to 98%, including tenants DocuSign, Tradeshift and Prosper Marketplace.
